What a new construction inspection covers
Timing is what separates this from every other inspection. A finished house hides its framing, wiring, and ducts behind drywall and paint. A house still going up hides none of it. Catch it at the right phase and a trade fixes the problem with a screw gun, not a saw.
Nothing here is worn out yet. The whole job is workmanship. A plumber bores a hole through a floor joist bigger than the joist depth allows. A flex duct gets kinked behind a truss. A boot works loose in the attic. Kickout flashing gets skipped where a roof runs into a wall. That one stays quiet until the ceiling stains.
A new house hasn't been through a season either. Nobody's run the cooling through an Arkansas August or put water down every drain. So David runs the fixtures and cycles the heat, plus the cooling if the day is warm enough for it, then looks at the grading the first hard rain will test.
